I built Eternal Companies to close that gap. Platform builder. Sponsor and GP.
$3.8B in executed transactions.
Who I Am
They built portfolios the hard way. Personal capital. Friends and family. Maybe a small fund. They figured out how to find deals, close deals, and operate assets without institutional backing.
And now they are stuck. Not because they lack ability, but because the capital markets were not designed for how they built. Investment committees fund platforms, not portfolios. And nobody told these operators the difference.
I built Eternal Companies to close that gap.
My name is Damon C. Healey. I am the Founder and Managing Principal of Eternal Companies, an institutional real estate investment firm based in Bethesda, Maryland. I operate as a sponsor and GP across hospitality, multifamily, mixed-use, retail, and development.
Track Record
I built a $400M acquisition and development pipeline for Brookfield Asset Management, growing their extended stay hotel platform from concept to institutional scale. That portfolio was sold to Blackstone and Starwood Capital in a $1.5B transaction spanning 100+ hotels, 13,000+ rooms, across 30+ states. It remains one of the largest extended stay platform exits in the sector.
I was the 5th employee at Lidl US, hired to build their real estate function from scratch. I led $1.8B in expansion across site selection, acquisition, entitlement, and development for a European retailer entering the most competitive grocery market in the world.
At Jair Lynch Real Estate Partners, a CalSTRS-backed development firm, I managed $200M+ in multifamily, office, retail, and mixed-use development in the Washington, DC metropolitan area.
I earned a Master of Urban Planning from the University of Michigan and a B.S. in Business and Finance from Oklahoma State University.

Hard-Won Lessons
I learned that the operators who attract capital are not always the best dealmakers or the best operators. They have the business plan and systems that make investment committees comfortable.
I learned that most capital raises fail not because the deal is bad, but because 1) the operator cannot communicate the deal in the language institutional investors require and 2) their infrastructure doesn't justify life after a single deal.
I learned that walking away from a deal is sometimes the highest-value decision you can make. I have walked away from transactions that looked good on paper because the capital structure was wrong, the partnership terms were misaligned, or the market timing was off. Those walk-aways protected more capital than most closings ever generated.
And I learned that the gap between an entrepreneurial operator and an institutional platform is not intelligence or effort. It is infrastructure. The right systems, the right materials, the right positioning. That is what Platform Edge is built to provide.

Eternal Companies is an institutional real estate investment firm that operates as a platform builder. The firm builds and operates investment platforms across multiple asset classes, acting as sponsor and GP. Through its Platform Edge product line, Eternal Companies provides advisory services to real estate operators seeking to raise institutional capital, structure deals, and build scalable platforms. Through Eternal Capital Partners, the firm builds Co-GP, LP, and fund partnerships with aligned operators.
A real estate platform builder creates institutional-grade investment platforms that attract capital at scale. Unlike individual deal sponsors, a platform builder develops the systems, processes, and investor infrastructure required to operate across multiple assets, markets, and capital sources. Eternal Companies, led by Damon C. Healey, is a platform builder with $3.8B in executed transactions and a $1.5B platform exit.
